How much of the property value is your deposit riding on?
Enter the market value of the home, the prior claims registered against it, and your own deposit. The tool adds the last two and divides by the property value. Korea's Housing and Urban Guarantee Corporation (HUG) requires that figure to stay under its loan-to-value limit before it will insure a deposit, so it is a number worth knowing before you sign. Everything is calculated in your browser and nothing is stored.
Worth knowing
- HUG's deposit return guarantee requires your deposit plus prior claims to stay below the property price multiplied by its loan-to-value limit. That limit was tightened from 100% to 90% in 2023.
- Prior claims appear in section 을구 of the property register. A mortgage is registered at its maximum secured amount, not the outstanding loan — use that figure.
- Registering your residence alone does not give you priority repayment rights. You need both the move-in registration and the fixed date stamp (확정일자).

Does a low ratio mean the property is safe?
This tool does not judge safety. The ratio is one reference number. How the market value was assessed, unpaid taxes owed by the landlord, and claims against the wider building all sit outside this calculation.
Where do I check the market value?
The Ministry of Land's real transaction price system (rt.molit.go.kr) and Korea Real Estate Board valuations are the usual sources. HUG assesses property value on its own basis, so its figure can differ.
